These really allows you to drill down on the motivated amongst the motivated. The low-hanging fruits of the low-hanging branches:

Difference Since Last Sold

This feature will identify all properties listed for sale at less than their previous sale price, thereby highlighting vendors who are willing to sell at a loss or who may find themselves in negative equity

Short Leases

This will highlight leasehold properties that have their lease below 80 years, also known as the marriage value, where the cost of extending might put other buyers off, and you can secure BMV or lease option deals.

£/m²

Will highlight properties with low Price per m² (or sqft) that are great conversion projects and already well priced where they might stack or close to stack

Yield

The system analyses the asking price alongside comparable rents within the postcode area to determine the property yield. This provides a brilliant indication of potential, so you'll know straight away if it's worth your time.

Below Avg. Price

This compares the asking price against similar properties in the same postcode district. It's considerably easier to identify deals that work well or where you need to negotiate £20k off rather than £80k off. These properties should be at the top of your viewing and offer list.

Tenanted

Identifies property owners with both sales and rental listings, or properties for sale with expired 'let agreed' status. These landlords may be receptive to lease option arrangements, or you'll be able to locate properties that generate positive cash flow from day one.

Multiple Agents

Will find properties listed with multiple agents right now, or where a previous agent has failed to sale the property, and a new agent has been instructed. This is a great indicator that the vendor is motivated, especially for residential sales, and you can get information from the different agents.
