Sorting Properties

Lead Generator Sorting

Head straight to the best opportunities by sorting your results to bring up the top deals for your strategy. Here are some of our top recommendations, sorted by:

OLDEST LISTED → will sort by slow-mover properties, great for Assisted Sales or rent-to-rent

MOST RECENT PRICE CHANGE → will sort by most recent price reduction or increase so that you can be the first to make a move.

MOST RECENT STATUS CHANGE → will sort by most recent sale fallen through and most recently withdrawn so that you can be the first to make a move.

LOWEST PICTURE COUNT → will sort by listings with zero or few properties. These are poorly marketed, so they will attract fewer buyers. The law of supply and demand is working in your favour to reduce the price the property can achieve.

MOST REDUCED → will sort by most reduced prices (in % of asking price). The more the reduction, the keener the vendors are to sell quickly. These can work for great BMV deals.

HIGHEST SURFACE AREA → will sort by largest properties first

LOWEST PRICE PER SURFACE AREA → will sort by cheapest properties per sq ft or m². These are usually great conversion/development opportunities, BRRRs or flips.

LOWEST EQUITY → will sort by properties of sale for less than they last sold. These are opportunities best suitable for lease options, assisted sales or rent-to-rent.

AGENT NAME→ will sort by agent name so that you have side-by-side properties listed with the same agent. This is practical if you want to call an agent and talk about multiple properties and book batches of viewings.

POSTCODE → will sort by how close they are to one another so that you can organise efficient viewings or look at comparables whilst looking for potential deals. It’s a great setting for you to train yourself in gaining a deep knowledge of an area.

HIGHEST YIELD → will sort by high-yielding properties first: looking at the asking price and average comparable rents in the postcode district. If it’s high, there always is a reason :slightly_smiling_face:. This is a great indicator of the state of a property or how well-priced it already is.

SHORTEST REMAINING LEASE → will sort by the shortest lease length first. The shorter the lease, the bigger the problem there is to solve and the more value to be added. This is a straightforward strategy a lot of our members use to create many opportunities, even in London.

LOWEST BELOW AVERAGE PRICE → will sort by properties already priced below the average of the comparable asking prices in the postcode district. This is a great indicator of the state of a property or how well-priced it already is. It’s a lot easier to get these deals to stack.
