To search for properties that match your criteria and save the search as a lead generator, follow these steps:
SEARCH AREA
To get started, set area in the "quick search", enter the area name or postcode where you want to look for motivated sellers.
You can click on surrounding, even more or manual select to add in more postcodes:
You can also go and pick a postcode and add a radius to widen the search area.
Or manually draw the area from the little cross sign, just click and go around exactly all the places you want to put in the search area, and make sure to get back to the start.
Once back from the starting point, all dots will appear, these dots can be dragged to get exactly the right-sized area for the search.
At the bottom you can select options such as Residential, Commercial, For Sale, To Rent and For Sale and To Rent.
Once happy with the area, click on View Properties
And it will go on and search for properties listed by agents across all other portals, as seen in the image below:
Here you will see properties that are back and reduced, sold subject to contract and then come back on the market, and also the agents have gone and reduced the price.
FILTERS
Here you can refine your search further. Click the filter button to view a range of available filters, then select the ones that align with your strategy.
SEARCH CRITERIA
Adjust the search criteria further, add relevant information to your search (E.g. number of rooms, property price, tenure, type, etc.
To refine your search further, use the "advanced filters", these will appear when you hover over the filter area.
Please note that applying advanced filters will narrow your results, so use them carefully.
Click on 'confirm' to save and update the results.
To identify even more motivated sellers, click on "Sort" and select the Motivation Indicator dropdown. This will display different motivation indicators.
Click on one of the 'Motivated Seller' indicators, and click on 'Confirm" and it will show properties with the most motivated sellers that you can prioritise.
Once you are happy with the search criteria and type of properties that are coming through, save it as a lead generator.
Click on Save this search as Lead Generator button:
Type in lead generator name and click on confirm to save it.
