The Strategy Heat Map helps you identify postcode areas with motivated sellers using specific strategies.

HEAT MAP ANALYSIS

  • The heat map displays absolute numbers of motivated sellers, where darker colours indicate a higher concentration of properties.

  • Select a region, like the South East and search to load data.

  • Use the banner to filter data by criteria such as 'back and reduced' properties

  • For example, a postcode like SL6 might show 117 back and reduced properties, compared to only 10 in a neighboring area like RG10.

DISPLAY MODES & RATIOS

  • Users can switch to a 'number per address' display mode to see the proportion of motivated sellers compared to the total number of addresses in a postcode

  • This helps identify the ratio of back and reduced properties to total properties, highlighting the best opportunity.

FILTERING & STRATEGIES

  • Graphs allow users to exclude less relevant areas and focus on top-performing postcodes.

  • Pre-done strategy templates, such as "short leases," can further narrow down areas with high-priority opportunities.

LEAD GENERATION AND ACTION

  • Users can save their research as a lead generator, selecting the number of postcodes and naming the search.

  • Saved leads can then be prioritised, allowing users to contact agents or send DTV letters to secure deals.
