Area setup
The worst thing you can do is setup to large of an areas and start scrolling through thousands of properties.
Know what Postcodes work for you and which don't. Be niche and become the expert in your area.
The less postcodes you operate in, the more you hammer a small area, the likely you are to completely dominate it
There are a few different ways you can setup your Area:
Pick a full postcode and inform a chosen radius → The system will auto select an agglomeration of Postcode
Click & Drag, zoom in or out to move around the map to your investment area.
Click the blue button "Nearest District Postcode"
Select which postcodes you want to add to your Area
Type in your postcode and select from the auto-completion list the postcodes you want to add to your area.
You can always remove postcodes by clicking on the map or on on the black cross for each postcode in the list.

Filters Setup
This is where you can can into a lot more detail and personalise your Lead Generator™ to your niche needs.
It's likely that settings for an 8 bed-Freehold-Flat Lead Generator™ won't find any leads
With Filters, less is more. You don't have to input criteria in any filters if you like.Be mindful not to over filter your criteria, such that very few or no properties can possibly match these criteria.
Main Filters
This is the main display you can access by default in your Filter Setup. 'Blue' means selected and 'White' is excluded. This is where you can adjust:
Residential -or- Commercial
Properties For Sale -or- To Rent -or- For Sale & To Rent
Property Types
Bedroom counts range
Asking Price range
Property Tenure, we would recommend keeping the 'Unknown' selected at all time as these are the poorly listed properties where the agent possibly did not "tick the box"
Property Purpose, for investment purpose, you might want to exclude New Build, Retirement Homes and Care Homes from all your searches (done for you by default)
Finally Include, Exclude or only see Auction properties
Advanced Filters
This is where you can get into the very specifics of your strategy. This is where you can leverage the power of Property Filter even more and serve your unique niche.

This is where you can adjust:
Bathrooms count range → great to find xxx
Reception Rooms count range → great to find potential additional rooms for you HMOs
Surface Area (m² or sqft) range (note you can change your m² or sqft settings in your User preferences) → great to find underdeveloped properties or suitable HMO conversions
EPC rate → great to find poor conditions properties and tired landlords
Difference from last sold price → Great to find negative equity properties and potential Lease Options
HMO Article 4 Area → great to include or exclude article 4 areas from your search area!
Company Owner → great to find properties where you can link directly to Companies House
Registered Leases range → great to find short leases properties, houses or flats alike
Agent name → great if you want to see listings from a specific agent only, especially the ones that connect you direct to vendor through their app or other means
Multiple agents → great if you want to find even more motivated sellers specifically
Number of photos range → great if you want to find the poorly marketed properties (with a few pictures only)
Council tax band → great if you are looking for a lower cost investment/home
Property type → great to narrow down to the most specifics

The best use of filters is to exclude things that you don't want. When ticking 'Include' or 'Show only' keywords, we do rely on the agents to have put tit in the advert. Sometime they omit or misspell things!
If ticking 'Show Only' "Unmodernised", and "Investment", and "Cash Buyer", and "Probate", and "Repossessed", and "Quick sale", and "No Chain", etc it is likely that no results will show as the deal will have to include all of these
Name the Leads Generator™
This is where you give a name to your Lead Generator. You are free to name as you wish.
Later on when you have many lead generators, you will be able to sort them by name so it's a good idea to start naming them by a strategy acronym or location so you can group them together.
