Access the Property Detail view, every time you click on a Property Card, either from:

We must keep in mind that all Property Cards are always located within a Property List:

    • 'Back and Reduced'

    • 'Back' on the market

    • 'Reduced'

    • On the market since a long time, the '>xx Days'

    • New on the market, the 'New < x Days'

    • Sold subject to contract for a long time, the "STC > xx Days"

    • 'Available'

    • Sold subject to contract 'STC'

    • 'Do Due Diligence'

    • 'Organise Viewing'

    • 'Make Offer'

    • 'Follow Up'

    • 'Offer Accepted'

Back to our Property Detail view, on the top left you have your navigation buttons. These allow you to navigate within your Property List:

  • You can go back to our property List, in your Motivated Seller Banner™ category -or-Sourcing Pipeline™ stage.

  • Or navigate within the list with the 'Previous' & 'Next' buttons

On the top right, if you are in your Leads Inbox™ you’ll see your ‘decisions to take’ buttons (more detail in the Leads Inbox™ article):

  • 'Save To Pipeline'

  • 'Never Show Again"

  • 'Wait Until Next Change'

And in your Sourcing Pipeline™, you’ll see the pipeline stages themselves so you know where your property is at.

Advert found for this Property

Right under, you will find the list of advert found for this property.

You will see here where multiple agents are listing the property

  • For sale

  • And to rent

  • When possible, this will find previous listings as well, for example if an agent lost the instruction and a new agent has been instructed you’ll see the multiple listings here.

The button on the far right here will open Rightmove, Zoopla and On the market for the given postcode so you can check the public listings as well.

Please check this article to allow popups for Rightmove and Zoopla to make the most of this feature.

Pictures and floorplan carousel

The next tile down is your carousel of floor plans and pictures

  • Use the scrolling bar to navigate

  • Click on any picture to enlarge it in a popup

  • The floorplans are always on the left and the header tells you how many floorplans or pictures were found for this property

  • The top right button in the tile will allow you to download all floor plans and pictures in one zip file

Your Center Insight column

Price and Status History Graph tile

The central tile is the most important tile in the Property Filter blueprint, with the Price & Status History tile.

Here you will find the whole listing history of the property:

  • The blue line is the price history

  • And the background color gives the availability status

Throughout Property Filter you will find the same convention:

  • Green means available

  • Amber means Sold Subject to Contract (STC)

  • Red means Withdrawn or Sold: when a property have been removed from the portals

On this example we can see the multiple price reduction, and when green follows Amber, the fact that the property was sold subject to contract but came back on the market.

From here you’ll also see

  • the last sold price and date from the Land Registry,

  • The difference between the asking and the last sold price in % → When a vendor is struggling to sell at a loss, you know they are motivated

  • the asking price per m² or sqft, depending on your settings. → Will allow you to see the anomalies, the development opportunities when a large property has a very low £/m² compared to the rest of the area

Property Details and Keywords summary tile

Below the Price & Status History Graph, we have the Property Details and Keywords summary tile where key information are pulled out and giving insights of:

  • Property type (Terraced, semi-detached, detached house, Flat, etc)

  • Documentation available (Floorplans, etc)

  • Tenure (Freehold, leasehold)

  • Property Purpose (New Build, Retirement Homes, Care Home, Listed Building, Existing, HMO, Mixed Use, Block of flats, etc)

  • Sale Features (Unmodernised, Investment, Cash Buyer, Probate, Repossessed, Quick sale, No Chain, Auction, Potential HMO, Affordable housing, Portfolio, Short lease, Long lease, Empty, Planning approved, Tenanted, etc)

  • Property Feature (Potential to extend, Parking, Garden, Garage, Annexe, Basement, Extension, Loft, Double Glazing, Central heating, New Roof, New bathroom, Rewire, Japanese knot weed, Structural issues, Damp issues, etc)

  • Close By.. (School, Park, etc)

Description tile

The description tile just below gathers description informed by the agent.

Click on the green show button to expend the full description in a popup view.

Comparables tile

This links you to the Comparables menu (more details on the link), opened in a new tab, where you can find relevant comparables properties of the same type across:

  • Last sold properties

  • Currently on the market properties

  • Sold Subject to Contract properties

  • Recently withdrawn properties

Your Left Insight column

Actions and Comments tile

This is where you log all your interactions with the property, that is a place to have all your notes in one place:

  • You can add links to other urls, drive or Dropbox folders,

  • Log you comments, conversations with agents and vendors, viewing notes

  • Viewing dates, offer made, conversations, follow up dates, etc.

If you are looking a the Property Detail view of a Lead in your Lead Inbox™, adding an action or comment will trigger the system to understand that you are working on this Lead and automatically move it from your Lead Inbox™ to your Sourcing Pipeline™.

Click the '+' button, any stage of the Sourcing Pipeline™ or the 'Add an Action' on your Property Card, when the Lead is located in your Sourcing Pipeline for the 'Add an Action' Popup to come up. More on that in your Sourcing Pipeline™ section.

Due Diligence tile

In most cases a lot of the Due diligence has been done for you, including, full address, EPC, m² or nearby amenities.

The Due Diligence tile displays:

  • The full address when found, with a direct link to Google Maps by clicking on the icon to the right.If the full address was not found by the system, you can open the Due Diligence tile popup and click 'Find property Address', you will be able to pick the full address amongst the lsit of possible addresses in this full postcode. This will then look up for more information automatically such as last sold, EPC, m² data, etc.

  • Then you have the property metrics:

    • Bedroom count

    • Reception room counts

    • Bathroom counts

    • Square meterage (or footage)

    • Council tax band

  • Then you have the current and potential EPC, the construction age range, do click on the icons on the right to see the full EPC details and construction feature ratings

  • And finally all amenities. Here we list distances to nearest:

    • Town center,

    • Train Station,

    • Bus stop,

    • supermarket,

    • GP surgery,

    • Hospital,

    • University,

    • School

Owner Info tile

This will detail is the Lead is:

  • Owned by a company, and link you to Company House by clicking on the icon on the right

  • Likely to be owned privately

Restrictive Covenant Info tile

Will indicate if we have record of a restrictive covenant with this Lead or not.

HMO Article 4 locator tile

Will indicate if this leads is located

  • In an Article 4 area

  • Out of an Article 4 area

  • At the boundary of an article 4 area, where more check might be required

Deal Calculator tile

The deal calculator is where you quickly stack your deals.

The idea here is not to do a full financial appraisal, but a quick estimate to decide quickly if this opportunity is going to be worth your time or not.

At the minute we have the following deal calculator templates:

  • BTL, that you can use for single lets, SA, multi unit and HMOs

  • BRR, that you can use for single lets, SA, multi unit and HMOs

We are adding Flips, PLOs, Com2 resi, etc to these.

You can add as many Deal Calculators as you wish and compare as many exits as you require on every deal

Your Right Insight column

Map tile

To the right you can see the property on a map, this is on the actual address or centered on the full postcode and you can display:

  • local amenities, such as city centers, universities, hospitals, supermarkets, stations, bus stops and schools

  • Other properties for sale or for rent

  • Nearest Article 4 area

Agent tile

Then you’ll have the agent details with name, phone number, address

Advert bug report tile

And a tile to communicate directly with the Property Filter developers to report something wrong with this listing.
