What Does "Back On The Market", "Back", "Reduced", "STC" mean?

At the top of your workspace, you’ll see what we call the “MOTIVATED SELLER BANNER.”

Properties are classified into different categories based on various factors, with the primary factor being the level of motivation of the property owner. This is because a highly motivated owner is more likely to agree to a deal as compared to someone who has just listed their property on the market and is looking for the highest price.

Let's start with the section on the left-hand side labelled "BACK & REDUCED."

BACK & REDUCED

This is the most important category to focus on because the individuals listed here are highly motivated to sell their property. They have already gone through the process of listing their property for sale, putting it on the market, and receiving an offer that fell through. These sellers are eager to sell their property and have demonstrated this by reducing the price. Therefore, if you're looking to buy a property, this is the category to pay the most attention to.

BACK

When a property is labelled as "BACK or BACK ON THE MARKET," it means that it was previously under contract. This indicates that there was a buyer who made an offer that the seller accepted, and during this time, the property was labelled as "pending" or "under contract." This could happen for several reasons, such as the buyer being unable to secure financing, the inspection revealing unexpected issues, or disagreements between the buyer and seller. These properties may be slightly less motivated to sell than others and may not have reduced their price, but they are still worth checking out as they are now back on the market and available for sale.

REDUCED

Moving on to the next section of the Motivated Seller Banner, we have the category labelled as "REDUCED". These properties are those where the owners are finding it difficult to sell and are looking to attract potential buyers by reducing the prices. The larger the price reduction, the more beneficial it is for the buyers.

Available > 90 days

The next one is "MORE THAN 90 DAYS"

The properties that have been on the market for more than 90 days are considered to be in the "More than 90 Days" category. This means that despite being listed for sale, these properties have not yet been sold.

There are a few reasons why a property may fall into this category. Maybe the owner is unwilling to negotiate on the price of the property. Or there may be an issue with the property that is deterring potential buyers.

NEW TO MARKET

"NEW TO MARKET" section of the Motivated Seller Banner, in this category the properties are slightly different because they are not as motivated, but these are the properties that are new to the market, so if you are a fast mover you might be able to go and check out these properties.

AVAILABLE

"AVAILABLE PROPERTIES" typically refer to listings that are actively on the market and available for purchase or lease. This means that interested individuals can view these properties and consider them for potential acquisition or rental. Essentially, the term "AVAILABLE" signifies that these listings are not currently under contract or have been sold/leased, and are still open for interested parties to explore and potentially make an offer on.

STC

"STC or SUBJECT TO CONTRACT" means someone's offer has been accepted, but the sale isn't finished yet. The property stays on the market until all the paperwork and legal stuff is sorted out. Other buyers can still enquire, but they'll be told there's already an accepted offer.

REMOVED

Removed refers to properties removed from the market within the last month, encompassing those that had offers accepted but were subsequently withdrawn, as well as those listed for sale but removed without a sale occurring.
