Some properties on Property Filter come with extra data attached, things like floor area, EPC rating, and when the building was constructed. To get that data, the address needs to be validated first.
✅ Most addresses are already done
About 70–80% of properties are validated automatically. If you spot a green tick ✔️ next to the address, you're all set there's nothing else to do.
No green tick? Here's how to validate the address:
STEP 1 — Find the Due Diligence section
Open the property and go to the Advert Details tab. Scroll down until you see a section called Due Diligence. Click the "Validate property address" button.
💡 The Due Diligence section sits in the lower half of the page. If you're not seeing it, just keep scrolling.
STEP 2 — Pick the right address from the list
A popup appears with all the addresses at that postcode. Click the one that matches your property. It will turn blue when selected, then hit Confirm.
👉 Flats and converted properties: if there are several units at the same postcode, make sure you pick the right one. Don't just pick the building — pick the specific flat or unit.
STEP 3 — See what data has come through
Once you've confirmed, go back to the Advert Details tab. If the data is available in public records, you'll now see it there.
What gets unlocked:
• Floor area (m²)
• EPC rating and energy score
• Construction age/year built
📌 If some fields are still blank after validating, it just means that data isn't held in public records for that property.
