How is the floor area estimated?
How is the floor area estimated?
Updated over a week ago

We, at Property Filter, decided to display and base our calculation on the EPC data.

This is from our experience as Property Investor and feedback from Property Filter Members that floor plans made by agents are not always accurate.

Take this property, for example

46, Ragstone Road, SL1 2PX

  • If you view the floor plan, written is 175.63 sq.m

  • But in Due Diligence, it shows 151 sq.m

Looking at the sample EPC data below (which is publicly available), we came up with the measurement of 151 sq.m. This was done by professionals, thus why all measurements come from EPC certificates when we have it.

Where to find EPC or Energy Performance Certificate in Property Filter?

An Energy Performance Certificate (EPC) is a document that evaluates the energy efficiency of a property and rates it from A (most efficient) to G (least efficient).

It aims to provide information about the property's energy usage, estimated annual energy expenses, and potential environmental impact. EPCs are beneficial for both landlords and tenants as they assist in evaluating legal compliance, energy savings, environmental factors, and overall property value. If you need to obtain an EPC for a specific property, you can usually find it through the Property Filter Platform.

Here is a brief guide on how to locate it.

  1. Select the property and click the Show Details button.

2. When you are in the Property Detail Page, scroll down a bit and look for the "Add Information" tab then click it.

3. Choose 1st Step Property's Detail

4. Click the Address of the Property you're looking for EPC. It is also indicated the Energy Rating and the validity of the certificate and when it has already expired.

5. Then you'll see the EPC for both Residential and Commercial
