The Comparables are where we can find additional data.

It lets you view other properties in the neighbourhood with the same criteria as the property you are looking at.

For example, the same number of bedrooms, same postcode, same type of property, etc.

We have a radius set automatically of one mile to start with and you can adjust the radius to view other properties with the same set of filters.

Visually on the map, we can see what it's doing for us.

Below, we have comparisons for properties available for sale as well as for rent.

In the "Comparables" section, you will also find the Average Price, allowing you to compare prices from various sellers in that neighbourhood.

The results of your search can be sorted by their List date, Price, Status change, etc.

You also have the ability to see the lowest price properties. This indicates that even at these lower prices, there is potential for you to secure a more advantageous deal. By exploring similar properties in the area, you may discover better offers in comparison to what is currently available.

Listings for Available, Subject to contract (STC), and Withdrawn properties can show dates extending up to 24 months.

AVAILABLE - anything comparable that is currently available for sale

STC - Currently Subject to Contract properties

Withdrawn - properties that have recently withdrawn from the market

Last Sold (Land Reg) - provides factual data on the actual prices people have paid for properties. And with the most recently recorded one by the land registry. Also included is the EPC, the price per Square meter, so you can pull some actual comparables.

Same with To Rent - For Available Properties and what's recently rented out.
