BMV stands for Below Market Value.
These are properties sold below their current market value, often because the seller needs a quick sale, the property is being repossessed, or it requires renovation.
Property Filter includes BMV properties in the Lead Generator, allowing you to focus specifically on opportunities that could offer a stronger return on investment. For sellers, listing a property as BMV can attract buyers looking for these opportunities and help facilitate a quicker sale.
How to source BMV properties on Property Filter
There are two ways to do this:
Option 1 – BMV Strategy Template
Go to your Lead Generator, select an area, and click on Filters and choose the 20% BMV strategy template.
This pre-set template will surface properties priced 20% below the market average for that area.
Option 2 – Motivation Indicator In the Sort By tab, click on the "Below Avg. Price" motivation indicator. This will highlight properties flagged with this signal, giving you another quick way to spot potential BMV opportunities.
