How to use the £/m² to find Motivated Sellers faster

Motivation Indicators are key criteria used by investors to identify great deals. In Property Filter, our goal is to highlight these indicators or ‘pain points’ of vendors - often signs of motivated sellers. This helps investors make informed decisions.

£/m2

This is the price of a property per square metre, as seen in the example below. The sale price of Property A is higher, however in terms of square meterage, the price of Property A lower compared to Property B.

Property Filter displays the price per square metre of properties, helping you identify which properties offer more space for less money.

Calculation of the £/m2

£/m = average price/ m2

The above example shows that although the average price of Property A is higher, when the formula has been applied, it indicates that the price per square meter of Property A is lower than Property B.

Property A is the better purchase option, offering more square metres for less money.

Let's Analyse

  • Let's take the Property below as an example, It is a 3 Bed terraced house in B29 for £2,828 /m2.

  • Live Market Data is showing that the average price in B29 is £3,257/m2, which means the property's £/m2 is lower than the average in B29.

Property Filter Action

After analysis, we found that a 3-bedroom terraced house in B29 costs £3,300 per square metre. Please follow the steps below:

1. To view properties below £/m2, go to your Filter Settings:

2. Change the maximum price below average £/m2 for the area, which in this case it is £3,300:

3. Click on the £/m2 option to display properties priced below the average £/m2 for the area:
