Below Average Price

The below average price indicates that the property’s selling price is less than the average price in the area.

To calculate Below Average Price:

Example:

Property Asking Price = £160,000

Average Asking Price for this property type in the area = £200,000

The example above highlights that based on the average asking price of £200,000 and the property’s asking price of £160,000, the vendor is selling for approximately 20% less than the average price in the area.

Let's Analyse

  1. The property selling price is £350,000

  2. Average asking price is £550,000 hence, the vendor is selling the property at -36% below the average price in the area.

Property Filter in action

  1. To view properties with a Below Average Price, click on Below Ave. Price motivation indicator.

2. Click on the filter settings

3. Set the minimum Last Sold Price to -50%. The maximum will depend on your criteria, such as -10% or higher. Below Average Price indicates how much lower the vendor is selling the property compared to the average market price.
