Difference Last Sold

The "Difference Last Sold” refers to the price difference between the property's last sale price and its current sale price, also known as the negative equity strategy.

To Calculate the Percentage Difference from Last Sold:

Difference from Last Sold = (Property Price − Last Sold Price)

The example above shows that, based on the last sold price and the property’s current selling price, the vendor will receive 10% more than what they originally paid.

Let's Analyse

  1. The property is listed at £320,000.

  2. The vendor is asking for a price that is less than 5% below what they originally paid for the property.

  3. Which means the property is being sold £20,000 less than it was sold previously.

Property Filter Action

  1. To find properties selling for less than their previous sale price, click on the "Diff from Last Sold" motivation indicator.

2. Click on the filter settings

3. Set the minimum Last Sold Price to -50%. Choose the maximum based on your criteria, such as -10% or higher. This range indicates how much less the property is selling for compared to what the vendor originally paid.
