The Comparables tab shows similar properties in the neighbourhood, so you can gauge a fair value and a realistic exit price for the deal you're looking at.
Comparable Properties in the Neighbourhood
Type in the postcode and set the radius, then click on relevant property types, add property information and click search. To narrow down comparable search complete the following details:
Property type
Bedrooms
Price range
Surface area
EPC
Build type
Property purpose
Filtering Comparables
Use Change filters to control which properties are pulled in (such as radius, property type and date range). The status tabs let you focus on a particular set, with a count next to each:
For sale - Available, STC, and Removed
Last sold (Land reg) - completed sales from the Land Registry
To rent - Available and Removed
Sorting and Viewing
Use Sort By (e.g. Newest Listed) and the Date filter to order results. Switch between three layouts using the toggle:
Card - visual cards for each property
Table - a compact list, good for comparing figures side by side
Map - comparables plotted around the property
Open in a new tab expands the comparables view into its own tab.
📌 Seeing "No items"? It means nothing matches your current filters. Widen the radius, date range or property type to bring in more results.
