What is Property Filter?

Property Filter stands out as the pioneering solution for offering unparalleled access to the entire market simultaneously. It serves as a unified hub for all online property portals, integrating features such as the EPC register, Companies House Data, and Land Registry data, thus consolidating information from 30 different data sources into one cohesive platform. What sets Property Filter apart is its foundation on highly advanced algorithms and artificial intelligence, enabling seamless integration and analysis of vast datasets.

What distinguishes Property Filter is its emphasis on identifying Motivated Sellers, enabling you to search for and finalise deals with remarkable speed, even within the span of your trial period!

⭐⭐⭐⭐⭐ Back & Reduced

The 'Back & Reduced' ⭐⭐⭐⭐⭐ (marked with a five-star rating) should be your primary focus. This classification highlights properties that have not only returned to the market but also have reduced their asking prices, thereby signalling the most motivated vendors in your area. By prioritising these properties, you streamline your search to those sellers who are most eager to negotiate, based on your specific criteria or template.

⭐⭐⭐⭐ Back (Back on the Market)

When a property is described as 'Back' (marked with a four-star rating) means the property has returned to the market, indicating it was previously under contract. This implies a buyer had made an accepted offer, leading to the property being marked as 'pending' or 'under contract.' During this phase, if the sale does not proceed to completion for any reason, the property is then listed as 'Back,' making it available once again.

⭐⭐⭐ Reduced

The "Reduced" (marked with a three-star rating) category encompasses properties whose owners are looking to attract buyers by lowering their asking prices due to difficulties in securing a sale. A significant reduction in price presents enhanced opportunities for prospective buyers.

⭐⭐ Available > 90 days

Properties listed for over 90 days are classified under the 'Available > 90 Days' tab, (marked with a two-star rating) signifying they have not been sold despite being on the market. This situation can arise from various factors, including the owner's unwillingness to lower the price or issues with the property itself that deter potential buyers.

New < 5 days

(The symbol ‘<’ representsless than’)

In the 'New to Market' segment of the ‘Motivated Seller Banner’, you will discover properties that have just been listed for sale. Although the sellers of these properties may not exhibit the same level of urgency as others, this section presents a fresh assortment for potential buyers, offering new opportunities in the market.

STC > 70 days

(STC - Sold Subject to Contract. The symbol ‘>’ represents ‘more than’.)

In the ‘Motivated Seller Banner’, a property marked as 'STC > 70 DAYS' signifies that while the seller has accepted an offer, the sale has yet to be completed. This status means the finalisation of the sale is pending, awaiting the fulfilment of certain conditions, such as the buyer obtaining financing or the property passing necessary inspections.

Available

"Available" generally refers to property listings that are currently on the market and ready for purchase or lease. This implies that prospective buyers or renters can examine these properties and contemplate acquiring or renting them. In essence, the term "Available" indicates that these listings are not presently under contract, sold, or leased, and are still accessible for interested individuals to investigate and possibly make an offer on.

STC

(Sold Subject to Contract)

When a property is marked as ‘STC’ it indicates that the seller has accepted an offer, but the transaction is not finalised. The sale is still being negotiated, and the property is not officially sold until all contractual obligations are met. This tab shows all properties that are under ‘STC’, even the recent ones.

Sold & Withdrawn < 90 days

(The symbol ‘<’ represents ‘within’)

Sold and Withdrawn < 90 days' refers to properties removed from the market within the last three months, encompassing those that had offers accepted but were subsequently withdrawn, as well as those listed for sale but removed without a sale occurring.


Setting up Leads Generator

Creating and accessing the Leads Generator is straightforward. You can set up to 20 Leads Generators, selecting up to 50 postcodes for each one.

To set it up, follow these steps:

  1. Click on "Leads Generator" in the left-hand column.

  2. Click on 'Add New Lead Generator' below your email address in the top right corner. This action directs you to the 'Select Your Postcodes' page.

  3. Type in the postcode district for your search area into the drop-down box and confirm your selection. You can add up to 50 postcodes for each Leads Generator. The map will highlight your selected postcode district in shaded blue.

  4. To broaden your search, click on the surrounding areas outlined in blue; these areas will then become shaded blue to indicate selection.

  5. To conduct broader searches, click 'Show more' at the top right of the map to display additional postcode regions. Highlight the areas you wish to include for an expanded search. Then, click 'Next' to move on to the 'Choose a Filter Template' page.

  6. Choose a filter template that matches your investment strategy, for example, 'BRR & Flips' This selection will tailor the search results to better fit your specific requirements.

  7. Customise your filters by clicking 'Edit Filters' located in the green bar beneath the strategy tabs. This allows you to refine your search by setting specific criteria, such as the number of bedrooms, price range, and property types like Freehold, House, Flat, and only Existing builds. To revert any changes, simply click the 'Reset Filters' button, which you'll find in the upper right corner, highlighted in yellow.

  8. Refine your search further by activating the 'Advanced filters' toggle at the bottom left. Here, you can define additional criteria, such as the number of bathrooms and property size. However, exercise caution to avoid overly restricting your search parameters. After adjusting your filters, click 'Next' to proceed.

  9. Assign a name to your Lead Generator, such as 'Leicester Flips', and then click 'Save'.

  10. Your Lead Generator is now active and will start delivering real-time market data on property opportunities that match your specified criteria.

  11. You can access your Lead Generator at any time to review properties that align with your specified criteria.​.​

Congratulations! You've successfully set up a Lead Generator on Property Filter. You will now receive property opportunities that are tailored to your preferences, streamlining your search for potential investment deals.


What's in Leads Generator?

The Leads Generator functions similarly to virtual assistants or bots, utilising straightforward templates to identify properties that match your preferences. It is fully customisable and comprehensive, following your direct instructions. This tool covers the broad spectrum of property strategies, ensuring thoroughness in its search efforts.

Motivated Seller Banner – From left to right, the banner categorises sellers from most motivated to less motivated based on your personal criteria. We recommend focusing on the ‘Back & Reduced’ properties first to save time in your search. Afterward, you can choose to analyse the ‘Available’ and ‘STC’ (Subject To Contract) properties. Property Filter prioritises finding the most motivated vendor in your chosen area.

A new feature now enables you to view ‘Off Market Properties’. If you're interested in off-market deals, this feature highlights properties that have been sold and subsequently withdrawn, thereby streamlining your search process. Simply click on the red tab located on the upper right side of the screen, and then select 'Withdrawn only'. Additionally, you will gain access to the full address of each property, allowing you to directly reach out to the vendor.

Property cards can be organised using various sorting options available in the dropdown menu.

Lead Cards offer a quick overview of each property's details.

Property Details Page

To view the Property Details Page, choose a Lead Card and click SHOW DETAILS

Here are the sections of the Property Details Page:

  • Adverts found for this property: This section lists all involved agents, providing a comprehensive overview unique to Property Filter.

  • Photos and Floor plan: Floor plan and visuals of the property, including interior and exterior shots.

  • Price & Status History This feature summarises a property's journey, displaying initial purchase details, market listings, sale or withdrawal dates and prices, including EPC ratings. It features a traffic light system to indicate the property's status:

Available – displays the initial sale date of the property on the market.

Sold Subject to Contract - means an offer on the property has been accepted by the seller, but the sale isn't final yet. Here, you can find valuable insights into the duration of the transaction process and therefore whether the property might once again become available.

Withdrawn or Sold – shows the date when it was sold or taken off the market.

  • HMO Article 4 Map – highlights areas where obtaining planning permission is necessary for converting a flat or house into an HMO (House in Multiple Occupation) for occupancy by 3 or more unrelated individuals.

  • Agent Information - displays the contact details and information of the agent marketing the property.

  • Registered Lease – Shows whether the property has a registered lease, detailing the Lease Date, Lease Period, and remaining years.

  • Restrictive Covenant – This flag shows whether a restrictive covenant exists on the property and recommends downloading the title deed for more information.

Deal Calculator

The ‘Deal calculator’ enables you to calculate best-case and worst-case financial scenarios for various investment strategies, including HMOs, Buy To Lets, Flips, or Lease Options, all conveniently located on the same page.

  1. Choose a property and click 'Show Details'

  2. Navigate to the ‘Deal Calculator’ section and click on 'Add a Deal Calculator' to start your analysis.

  3. Select your strategy and then choose a template, though this step is optional. Next, assign a label in ‘Choose a Name’, and finally, click 'Confirm' to proceed.

  4. Update numbers with personal figures and quotes obtained and click 'Confirm'

  5. Click on 'Show' to display the Results.


Due Diligence

Located just below the ‘Deal Calculator’, the ‘Due Diligence’ section is where you input detailed information about the property, including the complete address, EPC ratings, amenities, and more. It also serves as a CRM tool, offering a more efficient alternative to traditional Excel sheets for managing property data.


Market Live Data

Market Live Data provides insights into the potential value of a property within a postcode district, indicating whether it is overpriced or underpriced. This feature focuses exclusively on the property's postcode district for its analysis.

Sophisticated algorithms rapidly analyse similar properties for sale and rent, generating the encircled data displayed.


Comparables

The Comparables section, located between the HMO Article 4 Map and Market Live Data, is essential for desktop valuation and making like-for-like comparisons. It delves into market conditions by filtering out non-comparable aspects, enabling users to:

  • Estimate a property's value based on current conditions, such as the correlation between higher EPC ratings and better property conditions.

  • Assess potential value increases from strategic property enhancements.

  • Negotiate with vendors using factual government data on previous transactions.

To access the Comparables, click on the 'Open Comparables' button located on the Property Detail Page, just above the Market Live Data.


A new window will display for-sale and rental comparables within the selected postcode, including the latest land registry sales. You also have the option to adjust filters and the search radius as required.

Last Sold (Land Registry) accesses official government records from the Land Registry, presenting them in an easy-to-understand format. It chronologically displays transactions, starting with the most recent, including actual sale amounts and dates. Records spanning up to 24 months are available for review.


Buy-To-Let Stress Test

The Buy-To-Let Stress Test tool offers direct insights into a property's financial viability, eliminating the need for broker consultation. It evaluates the inputted data to determine if it meets or fails the stress test criteria.

Usage:

  1. Mortgage Eligibility: Determines if the property qualifies for a mortgage based on approval criteria

  2. Price Evaluation: Compares the asking price against current market data to calculate the maximum viable offer.

  3. Rent Potential: Estimates possible rental income and the highest offer that would satisfy the bank's stress test.

  4. Risk Assessment: Allows users to replicate scenarios, such as the impact of rising interest rates on the property's financial sustainability.

To Note: The bank's buy-to-let stress test tool is essentially just telling you if this place is mortgageable. It doesn't identify a break-even point. Expenses such as agent fees, refurbishment costs, etc. can be found in the deal calculator.

HMO Article 4 Map

The "HMO Article 4 Map" allows users with an HMO strategy to identify locations where properties are subject to Article 4 restrictions. Here's how to access it:

From Market Data section, navigate to the Planning Constraints Map,


then toggle ON for HMO Article 4. The ones highlighted in purple are the HMO Article 4 Areas. Meaning, you will need planning permission from the council when converting properties into HMOs (C4 class)

To verify if a property from your Leads Generator is located in an Article 4 area, follow these steps:

Navigate to the Map Section on the right side of your property details page


Click on the drop-down menu within the Map Section, and choose HMO Article 4 Map from the options provided.


Quick Search

The ‘Quick Search’ feature allows you to search for a specific property without creating a Leads Generator. It's perfect for on-the-go or short-term searches, as it saves you time by eliminating the need to set up criteria for future use. However, please note that searches conducted using ‘Quick Search’ are not saved for future reference.

If you have the complete postcode, simply enter it into the search box without making any changes to the filters. However, if you only have part of the postcode, you can refine your search by adjusting the number of bedrooms or setting a minimum and maximum price range accordingly. This ensures that your search is more targeted and helps you find the desired properties more efficiently.


Sourcing Pipeline

The Sourcing Pipeline serves as your workspace, where you manage every stage of the property acquisition process. Each step in the Pipeline represents a specific action to be taken, allowing you to track tasks from due diligence and organising viewings to making offers and closing deals. It provides a centralised location to update all your leads efficiently.


Additionally, you can also add Off-Market Properties to the Sourcing Pipeline, as detailed in Topic 14. This ensures that you have a comprehensive overview of all potential property opportunities, whether they are on the market or off-market.

Off-Market Property

When searching for a property that is not listed on any property portals or has previously had its online adverts removed, it is referred to as an Off-Market Property.


To access thousands of Off-Market Properties, you can navigate to Market Data and then to Address Lookup. From there, simply enter the full postcode of the property you're interested in viewing. This allows you to find Off-Market Properties efficiently and explore potential opportunities that may not be publicly listed.

Let's do LS1 4ES as a sample:

And choose the unit Flat 67 as shown below:

Here, you'll find the details of this flat displayed. Additionally, you'll notice that it previously had a listing and has been withdrawn from the market for 258 days. Market Live Data for LS1 is also provided. If you're interested in other off-market properties with previous listings from the same postcode, you can find them in the lower right corner. You can also check comparables from this page. Finally, with just one click, you have the option to add this property to your sourcing pipeline.


Calendar

This is where you can check all your scheduled viewings that you’ve set from your sourcing pipeline.


The Calendar feature offers the flexibility to sync with popular calendar applications like Google Calendar and Outlook. Moreover, you can share your calendar URL, allowing others to view your availability and schedule appointments with you seamlessly. This functionality ensures convenient access to your calendar across devices, ensuring you stay up-to-date and prepared for appointments regardless of your location.​
