The Advert Details tab is the first thing you see when you open a property and there's a lot packed into it. This guide walks through every section so you know exactly what you're looking at and how to use it.
š” The tabs across the top: Advert Details, Deal Making, Maps, Area Data, Comparables, Send Letter and Get Finance. All relate to the same property. Use Prev and Next in the top corners to move between properties without going back to search.
š Property Header ā The headline facts at a glance
The strip at the top gives you the key numbers before you read anything else.
Asking price and price per square metre (e.g. £191,250 · £2,899 / m²)
Days on market - the "Available 377 Days" badge on the photo
Listed date and the full address. A green tick āļø next to the address means it's been validate, if it's missing, you can validate it yourself to unlock more data.
Property type and tenure (e.g. Bungalow ā Leasehold)
Key stats icons - bedrooms, floor area, EPC rating, and the price movement indicators
On the right of the header you'll find your action controls:
In Pipeline - shows the property's current pipeline stage (e.g. "Do Due Dil")
Take an action - move the property along your Deal Pipelineā¢
Wait / Hide - park a property for later or remove it from your active view
Create Share Link - generate a link to share this property with someone else
Copy Data for AI - copy the property's data to paste into an AI tool
š” Copy Data for AI copies the property's data so you can paste it straight into ChatGPT or another AI tool. Useful for quick analysis or generating letters.
For Sale / Last Sold
š·ļø For Sale / Last Sold ā Listing agents and sold history
Just below the header, you'll see the listing agent(s) and the date listed, alongside the last sold date. If it's on with more than one agent, you can tab between them here. Each may have listed it at a different time or price, which is useful context.

Price & Status History
This chart is one of the first things worth checking. It tells the full story of the property's time on the market. Every price reduction, every time it went under offer (STC), and every time it came back.
That story matters. A property that's been reduced three times and gone STC twice is a very different conversation to something freshly listed. Multiple reductions and failed sales often point to a motivated seller. Someone who genuinely needs to move and is running out of patience.
The Asking vs Last Sold Price percentage shows how far the current ask is from what it last sold for. If it's now 30%, 40%, or 50% below the last sale price, that's a significant signal worth digging into.

Floorplans & Pictures
All listing photos and floorplans appear here. The floorplan shows room sizes and layout. Useful for checking whether the space works for your strategy before you book a viewing.
Tab through the photos using the arrow keys on your keyboard. Look at condition, fixtures, decoration, and anything the agent might have photographed around.
Use Download pictures to save the images .
Due Diligence
This is one of the most valuable sections on the page. The data you'd normally have to chase across several websites, gathered in one place:
Beds, reception rooms, bathrooms, floor area and Council Tax Band
Energy Rating (with the EPC date and current/potential rating)
Feature Rating
Distances to local amenities, town centre, station, main roads, supermarkets, health centre, hospital, university and schools
Owner (e.g. a housing association or private individual)
Registered Lease - years remaining, for leasehold properties
HMO Article 4 area - flags any identified, or "None identified"
Restrictive covenant - flags any identified, or "None identified"

ā If some fields are blank, validate the address first, this unlocks floor area, EPC and construction data where it exists in public records.
Agent
The listing agent's name, phone number and office address, so you can make contact quickly. Use Add note to record anything about your dealings with them, and See agent's other properties to view everything else they have on the market.
Property Details & Keywords
A tidy summary of the property's characteristics, pulled from the listing:
Property Type (e.g. Bungalow)
Tenure (e.g. Leasehold)
Property Purpose (e.g. Retirement Homes, Shared Ownership)
Property Feature (e.g. Garden, Double Glazing, Central heating)
Close By (e.g. Local amenities)
These keywords are picked up automatically from the advert text and help you spot deal characteristics at a glance.
Features & Description
The Features and Description blocks reproduce the agent's own write-up of the property. Use See More to read the full text useful for picking up clues about motivation, condition, or opportunities (e.g. "no chain", "in need of modernisation", "shared ownership").
Map
An interactive map showing the property's exact location. Use Show more to change the map layer. You can load the amenities view to see what's nearby, or switch to the Article 4 map to see whether the property falls within an Article 4 zone.
